
n this video, we share the successful outcome of a Lawful Development Certificate (LDC) application submitted under Section 191 of the Town and Country Planning Act 1990 for a client in Shropshire. The case involved a garden annex that had been built without planning permission and subsequently refused retrospective consent, placing the client at risk of enforcement action.
After a detailed site assessment and a strategic redesign to reduce the building’s height, we submitted a revised application for a Certificate of Lawfulness, supported by a comprehensive planning statement and new architectural plans.
Thanks to our expert guidance and a well-prepared application, Shropshire Council approved the LDC, confirming that the revised annex falls within permitted development rights under Schedule 2, Part 1, Class E of the General Permitted Development Order (GPDO) 2015.
